Prior to entering a market, Lienquest performs extensive market analysis regarding local markets conditions present in the local economy. Demographics information is analyzed and purchasing parameters and set and purchasing decisions are made according to the parmeters, anticipated volume and diligence requirements.
Obtaining tax lien lists and converting to electronic data
The lists, containing hundreds and as many as tens of thousands of parcels are converted to Lienquest's property database system.
Initial Screening
Lists are then screened according to client parameters. Percels needing inspection are determined at this time.
Perform Diligence
Properties are inspected locally. Both the area is rated for marketability and the property is rated by its condition. Courthouse searches including title and lien histories are obtained as needed.
Process diligence and identify targets and bid limits
Diligence is entered into the system. Poor Liens are screened out and keepers are identified.
