About Lienquest Investment Funds

Lienquest Investment Funds was founded in 2000 by Jack Cahill. Jack has 25 years of real estate tax experience starting his real estate career as a field appraiser for the Cook County Tax Assessor's office. Mr. Cahill obtained his MBA from Keller Graduate School of Management ('88) and his JD from the John Marshall law school ('94). He is a licensed attorney in Illinois and Indiana. During his career as a tax buyer, Mr. Cahill has researched and purchased over $100 million of tax liens for clients and for Lienquest.

Lienquest provides services that include:

  • Tax Lien Research & Acquisition - Identify markets, obtain lists, evaluate liens based on demographics, legal data, map inspections, property inspections, payment histories, and past experience.
  • Tax Lien Management and Servicing - The company can track liens in its proprietary "Lien Management Software" that streamlines redemptions, required noticing, and ongoing lien inventories.
  • Tax Lien Foreclosures - The company has initiated foreclosure proceedings on thousands of properties and provides services to guide clients through this complicated process. In addition the company can provide assistance in selling foreclosed real estate.
  • Portfolio Evaluation - Porfolios can be evaluated on an individual basis and tailored to a client's specific needs.
  • Property Sales - Tax deed marketing requires being represented by the right realtor to reduce marketing time. Lienquest has developed a nationwide network of such professionals and also works with investors locally to market tax deeds obtained for its clients.

Tax lien funds represent an $8 billion niche in the investment world. Lienquest's advantage is Mr. Cahill's proprietary Lien Tracking System ("LMS"), his knowledge and experience in purchasing tax liens, and the highly qualified team that he has assembled.
